What is interactive virtual staging?

Interactive virtual staging is a newer way to do virtual staging, built for open houses. Instead of one fixed set of staged photos, each visitor scans a QR code and designs the rooms themselves, choosing the styles and furniture they like on their own phone. To save what they create, they enter their contact info, so the agent captures a lead from every visitor who saves a design. LookStaged gives you both halves: ready-to-publish virtual staging photos for the MLS and the interactive buyer page that turns visitors into leads.

Does LookStaged include virtual staging photos for the MLS?

Yes. Every LookStaged listing includes ready-to-publish virtual staging photos, not just the interactive experience. Pick a style (Modern, Scandinavian, Coastal, and more) and download high-resolution staged images you can publish to the MLS, Zillow, or your listing flyer in under a minute, at no extra charge, on the same listing price.

How much staging does each listing include?

Every room. Each listing covers up to 25 staged photos for the MLS, with free restyles so you can try a room in another style, plus a buyer page where buyers restyle the rooms themselves. We never charge by the photo. If a listing needs more, contact us.

How do I get people to check in at an open house?

The secret is offering immediate value. With LookStaged, visitors scan a QR code to instantly redesign the empty rooms with different furniture styles on their phone. To save their designs, they provide their real contact info. Instead of fighting buyers to sign a clipboard, they hand over an email and phone because they get something back for it. Every saved design leaves you a typed name, email, and phone, rather than handwriting you cannot read. On the Agent plan and up you also get open-house QR check-in at the door.

How is LookStaged different from virtual staging tools like BoxBrownie or Virtual Staging AI?

BoxBrownie and VirtualStagingAI only produce static photos: the same images for every buyer, no lead capture, no buyer data, around $30 per image. LookStaged includes the same kind of ready-to-publish staged photos at no extra charge, then adds an interactive layer where each open house visitor designs their own version of the home, and you capture every buyer who saves a design: their contact details, what they asked for, and how long they spent on the listing. On the Agent plan it also replaces your open house sign-in app (like Spacio or Curb Hero), so three tools become one.

Do I have to disclose that the photos are virtually staged?

Most MLSs require you to disclose virtual staging, and LookStaged is built for it. Every staged photo can carry a staging disclosure watermark. Brokerage offices also get AB 723 disclosure labels, with the original photos kept automatically. Check your local MLS rules for the exact wording your market expects.

What buyer data does LookStaged capture?

LookStaged captures the contact details buyers type to save their designs (name, email, phone), what they asked for in their own words, and how long they spent on the listing. Every new lead arrives as a real-time email alert, which makes follow-up specific, like "I saw you loved the modern style in the living room." On the Agent, Team and Brokerage plans, leads also land in a lead inbox with CSV export and CRM sync.

How much does LookStaged cost?

Your first listing is free. After that, a single listing is $59, or buy a pack: 3 listings for $165, 5 for $269, or 10 for $500. No subscription needed, and pack listings stay usable for 24 months. If you list regularly, the Agent plan is $49 a month for 1 listing every month, and the Team plan is $99 a month for 2 listings a month shared by the whole team, with no per-agent fees. Annual billing gives you 2 months free: $490 a year for Agent, $990 a year for Team. Brokerage is $149 a month per office ($1,490 a year) and covers every agent in the office. It includes no listings: the office buys volume packs at $35 to $38 a listing or commits to a number of listings a year. If you stage fewer than about 9 listings a year, packs cost less than a plan. Every listing includes both the staged photos for the MLS and the buyer page that captures buyer leads.

What does a listing include?

Everything for one property, live for 6 months: staged MLS photos for every room, up to 25 photos with free restyles, a buyer page with its own QR code where buyers restyle the rooms themselves, lead capture with email alerts, and QR flyer and sign materials. A listing includes the same things on every plan. Plans add open-house QR check-in, a lead inbox with CRM sync, your own branding on buyer pages instead of "Powered by LookStaged", and member prices on extra listings.

What happens to listings I do not use in a month?

They roll over. Unused listings carry into the next month, up to 3 on Agent and 6 on Team. Once you reach that cap, new ones stop adding up until you use one. If you hit the cap often, the app suggests annual billing or a pack. Annual plans work the same way: included listings arrive every month, with the same caps.

Can I add more listings than my plan includes?

Yes, any time. With an active Agent, Team or Brokerage plan you pay member prices: one extra listing is $49, and packs are 3 for $135, 5 for $215, or 10 for $420. Brokerage offices buy volume packs instead of the member 10-pack: 10 for $380, 25 for $900 or 50 for $1,750. Door plans for property managers do not include member prices. Anyone without a plan can buy a single listing for $59 or a pack of 3, 5 or 10. Pack listings stay usable for 24 months, with or without a subscription.

How does Brokerage pricing work?

Brokerage is priced per office, not per agent: $149 a month or $1,490 a year, covering every agent in the office. It includes no listings. The office buys volume packs (10 for $380, 25 for $900 or 50 for $1,750), or commits to 10 or more listings a year at $38, $36 or $35 each depending on volume, billed monthly with the office fee. Committed listings are released monthly, unused ones carry over to the end of the term, and the office can borrow up to 3 months ahead. Commitments are set up with our team, so talk to us. Teams of about 10 agents or fewer usually choose the Team plan.

What happens if I cancel or pause?

Listings you bought in a pack stay yours and keep working for the rest of their 24 months after you cancel, including ones bought at member prices. Listings your plan included stay usable for 6 months after the plan ends, then expire. Listings that are already live stay live for their full 6 months. On a monthly plan you can pause for up to 3 months in any 12 months. Your included listings wait on hold until it resumes, and pack listings stay usable. Annual plans cannot be paused, but you can turn off auto-renew at any time.

How does annual billing work?

Annual plans cost 10 months of the monthly price, so you get 2 months free: $490 a year for Agent, $990 a year for Team, and $1,490 a year per office for Brokerage. Included listings still arrive every month, and unused ones roll over up to the same caps: 3 on Agent, 6 on Team. We email a reminder 30 days before renewal, and you can turn off auto-renew in one click from your billing page.
